1. About These Terms

These terms apply when you make a reservation at Suan Bua, 219 Maharat Road, Pak Nam, Mueang, Krabi 81000, Thailand, whether by phone, through our website or via a third-party booking platform. By confirming a booking you agree to the conditions described here.

If anything is unclear, please call us on +66 75 632 418 before your stay and we will be happy to go through it with you.

2. Making a Reservation

A booking is confirmed when you receive a written confirmation from us by email or message. We ask that the name on the booking matches a valid identity document, as this is required by Thai law for all guests staying at registered accommodation.

We are a small property and our room count is limited. If circumstances outside our control — such as a maintenance issue or an event we could not foresee — prevent us from honouring a confirmed booking, we will contact you as early as possible and offer either a full refund or, where we can arrange it, comparable accommodation nearby.

3. Arrival and Departure

Standard check-in is from 14:00 and check-out is by 12:00. Guests arriving early or leaving late are welcome to store luggage at the front desk at no charge while they wait or continue exploring.

For the Daytime Rest Room (up to 6 hours) the clock begins when you receive the room key, not from a fixed daily time. For the Long Layover Suite (up to 24 hours), your stay window is agreed with our team at the time of booking so it aligns comfortably with your flights.

If you expect to arrive outside the hours shown, simply let us know in advance. Our reception is staffed around the clock and we will make sure someone is ready to welcome you.

4. Prices and Payment

Prices are quoted in Thai Baht and include applicable taxes. The prices currently offered are:

  • Daytime Rest Room (up to 6 hours)฿4,500
  • Overnight Stay with Airport Shuttle฿10,200
  • Long Layover Suite (up to 24 hours)฿17,600

We accept payment by cash (Thai Baht) and major credit or debit cards. Full payment is due at check-in unless a deposit has been arranged. For bookings made via third-party platforms, the payment terms of that platform apply.

5. Changes and Cancellations

We understand that travel plans change. If you need to cancel or alter a booking, please let us know as soon as you can so that we may offer the room to another guest.

Cancellations made 48 hours or more before arrival are eligible for a full refund. Cancellations within 48 hours of the scheduled arrival time will incur a charge equivalent to one night's rate for that room type. For stays of one night or less, this represents the full booking amount.

Refunds are returned to the original payment method within 7–14 business days. If your travel was disrupted by a flight cancellation or a medical emergency, please speak with us; we will review your situation with care.

6. Airport Shuttle

A complimentary shuttle between Suan Bua and Krabi Airport (KBV) is included with the Overnight Stay package and the Long Layover Suite. Shuttle timing is arranged with our team at booking, based on your flight schedule.

We cannot be held responsible for missed flights due to factors outside our control such as road conditions or flight schedule changes. Guests are responsible for allowing sufficient time to reach the terminal for check-in, customs and security. We will advise a comfortable departure time when we arrange your transfer.

7. Property Guidelines

Suan Bua is a quiet property. We ask guests to keep noise to a considerate level, particularly during the hours of 22:00 to 07:00. Smoking is permitted only in designated outdoor areas. The courtyard and garden are shared spaces; please treat them with the same care you would your own home.

Guests are responsible for any damage to the room or property caused during their stay beyond normal wear. We will discuss any damage with you directly and request a fair contribution toward repair or replacement.

8. Limitation of Liability

Suan Bua takes reasonable care to keep the property safe and well-maintained. We are not liable for the loss of or damage to personal belongings unless caused by our own negligence. A safe is available on request at the front desk; we encourage guests to use it for valuables.

Nothing in these terms affects any rights you have under Thai consumer protection law.

9. Third-Party Booking Platforms

If you book through an online travel agent or booking platform, that platform's own terms will apply to the transaction. These property terms apply to your actual stay with us regardless of where the booking was made. Any dispute with a booking platform should be directed to that platform's support team.

10. Governing Law

These terms are governed by the laws of Thailand. Any dispute arising from a stay at Suan Bua that cannot be resolved amicably between guest and property may be referred to the courts of Krabi Province.

11. Changes to These Terms

We may update these terms from time to time. The version in effect at the time of your booking will apply to your stay. We will revise the "Last updated" date at the top of this page when changes are made.
